In the common interest of all residents of this house as well as for a community and for the proper treatment of the property, we issue these house rules. It regulates the coexistence of all roommates in the house. We therefore ask you to comply with these regulations

Validity, meaning and purpose of the house rules

These are the house rules Apartments 55-1 to 55-3 and 57-1 to 57-5 and regulates the coexistence of all parties living under one roof. This set of rules is part of the rental agreement and is also available to all residents on the Internet for inspection.

The specifications of the house rules affect both the privately used area, the common rooms (attic, bicycle storage room and laundry room) and the outdoor area belonging to the property. Neighborhood law (BGB, §§ 903 to 924), the Tenancy Law and  Homeownership Act; these form the framework for the rights and obligations that apply equally to all residents.

These guidelines are intended to reduce the risk of injury in the house and on the property belonging to it, to ensure that the property is handled with care, to protect the respective interests of all parties and to enable harmonious coexistence.

All residents and the landlord can demand compliance with the house rules; the house rules may only be changed by the landlord, if all rental parties agree to a change. If a tenant violates contractually agreed regulations of the house rules, this can result in a warning from the landlord. Anyone who repeatedly and at short intervals disregards the rules of the house rules commits a breach of contract.

In serious cases, the landlord can terminate the contractual relationship without observing a period of notice after an unsuccessful warning. The tenant is liable to pay compensation for all damages incurred by the landlord due to non-compliance with the house rules and non-compliance with the reporting obligations.

These house rules establish quiet times to avoid noise disturbance to residents during the late evening hours and midday. Absolute silence does not have to prevail during this period. However, entertainment, televisions, radios or other sources of noise should remain at room volume. Common areas

  • The storage of flammable, highly flammable and odor-causing substances in the basement or in the attic is prohibited.

  • Hazardous waste and bulky goods must be disposed of separately according to city regulations and do not belong in the in-house garbage cans.
  • The tenant must have bulky items picked up at his own expense or by the bulky waste disposal service.
  • Garbage must be separated consistently and properly in accordance with official regulations.
  • The apartment can also be sufficiently ventilated in the cold season by opening the windows.
  • The communal laundry room, the attic and the bicycle cellar must be left in good condition.

All general technical and official regulations, especially the building and fire regulations (including the storage of flammable or combustible materials) must be observed.

Not allowed

  • Open light and smoking in the attic and in the basement. The storage of flammable and highly flammable substances such as petrol, alcohol, oil, packaging material, fireworks, etc. in the attic and in the basement, as well as the storage of furniture, mattresses, textiles, photographic material, paint in the attic.
  • Larger objects are to be set up in such a way that the rooms remain accessible and clear.
  • Smaller items are only to be kept in containers (boxes, chests, suitcases).

The tenant is obliged

  • To allow the chimney sweep to check the gas heaters and to clean the chimney pipes ending in the rented rooms.
  • To allow the company Scheerle GmbH to check, clean and repair the gas heaters.
  • Changes to flue pipes can only be made with the consent of the landlord, the responsible authorities or the competent master chimney sweep.
  • In the event of a fire or explosion, take appropriate countermeasures and call the fire brigade (112) and to inform the landlord.
  • Gas: If there is a suspicious odor, close the main shut-off valves immediately and contact Scheerle GmbH (+49 7131 177681 ) or Heilbronner Supply GmbH (+49 7131 564248 ) and to notify the landlord.
  • In the event of a longer absence, close the shut-off valve on the gas meter.

Grilling

Not only do charcoal grills produce a lot of smoke that can quickly annoy neighbors, but the open flames also increase the risk of downtown fires.

  • The use of charcoal grills is prohibited.
  • Gas grills can be used on the private balconies.

Smoking

There is a smoking ban in the apartments, stairwells, common areas and facilities. If necessary, you can smoke on the private balcony. This is to protect the other residents from harmful cigarette smoke and prevent nicotine from penetrating the walls. 

Vehicles

  • The tenant has to supervise his children adequately. Nothing may be spilled, poured or thrown out of windows, balconies or stairwells.
  • Playing in the very small courtyard or on the balconies is permitted.

  • Owners are requested to immediately clean up any contamination caused by their pets.

  • Keep doors and windows well closed during the heating period, even in unheated rooms. Restrict ventilation to what is absolutely necessary. When there is frost, the radiator valves must not be set to “cold” or “zero”.
  • Basically, a tenant is not obliged to keep his apartment warm and cozy. However, he must heat so much in all rooms that radiators and water pipes do not freeze and that no mold or moisture damage occurs.
  • Absence does not release the tenant from taking adequate frost protection measures.

When moving out

The keys are to be handed over to the landlord if the tenant moves out completely or partially before the end of the contract; even if he leaves objects in the rooms, but the intention to give up the rental property can be seen from the number and nature of the objects left behind. In this case, the landlord is entitled to take possession of the rented rooms before the final eviction.
