You've barely found a nice tenant and she's already moving away from Heilbronn. In any case, she guaranteed me the best apartment handover in a long time; everything was done less than ten minutes later.
A new tenant could actually move back into the apartment immediately. So I'm curious to see who would be interested in this small apartment?
Although there is no parking space for vehicles, there is a bicycle storage room in the basement. There is also no elevator, but the staircase takes you to the first floor free of charge and keeps you fit.
An existing common laundry room, with its own water and electricity connection, saves you having to go to the nearby laundromat.
There is also a separate cellar room and the kitchen leads to a larger balcony, which faces west.
The bathroom with shower and space for a stepper or treadmill and the separate toilet have been newly furnished. The kitchen has a brand new kitchenette with electric stove, water heater and sink.
A floor heating system, which was only installed in 2022, ensures cozy warmth even in cold winters. The connection to the wide world can be established via a telecom line, or via fiber optic if required, or a cable connection. The apartment also has an intercom system and a security entrance door.
The desired tenant should be a convinced non-smoker and not have any pets.
It is important to me that the apartment finds another tenant who not only appreciates the great surroundings, but also his new apartment.

A deposit of three months' rent can be paid in three installments, whereby one month's rent and the first deposit installment must be paid before the keys are handed over.
I had already shown this offer to a friend looking for an apartment the last time, but her argument against it was: Too noisy, because it was in the city center...
I can easily reassure your friend. The last two tenants confirmed my own assessment - I really enjoyed living there myself - that it is not too loud. Even if Heilbronn is in a whirlwind of activity, you can close the windows facing the pedestrian zone and continue to enjoy the peace and quiet.
By the way, the last two tenants have had to improve their careers and therefore had to move away from Heilbronn. Both found this part of the city center almost like a big city and very pleasant: short distances and everything they need right on their doorstep.
